You should know the ARV (after repair value) of a property, and your MAO (maximum allowable offer), before you make any offers.
How to determine your MAO formula:
ARV x 70% minus repair costs = your maximum allowable offer on a property.
For example, say your ARV is $250,000 and your repairs will cost $12,000. $250,000 x 70% minus $12,000 = $163,000 MAO.
Get the ARV from a real estate professional your working with, and use it to calculate your MAO.
