If you have cash to put down, I can fund 50-75% of the transaction.

Seller seconds allowed.

Please note there are property types that I will do and I do not lend on.

Below is a list of what can or can't be financed. Let me see your submissions today and I will get back to you right away with my interest level.



Can Do:

Commercial: NATIONWIDE Single Family or Multi-Family (5+ units), Groups of Condos or Residential properties owned by LLC or Corporations.

Multi units, fractured condos, finish construction, acquisition and rehab combined funding.

Will not do:

Land, development deals, ground up construction ,theme parks, golf courses, marinas, casinos, hospitals, churches, ski resort, bio-diesel plants, parking garages, auto related, hospitality, care facilities, owner occupied homes. Land, Ground Up Construction, Development deals, Hotels/Motels, Hospitals, Resorts or anything that is not listed in my CAN DO LIST.



TERMS:

3-24 months.

Interest Only

$100,000- $5 Million.

Interest will depend upon the burrower and is determined case by case. The range is between 10-18%.

Second Mortgages allowed.

You need skin in the game..You will need at least 20% of your own funds if there is a seller second.

50-75% LTV Depends on State and the deal

80% Total Combined Financing

2-3 week close

Full, ALT and Stated income types.

Bad credit??? - No problem!

Tax returns not showing enough income? No problem!

The building has less than 90% occupancy? No problem!

Closing date within 30 days? I can do it with a cooperative borrower.
